PLAN
LICENSE

Our core product. Engineer-certified architectural and structural drawings, produced to construction-document standard by our NZ Chartered Professional Engineers. License the plan, hand it to your contractor, and build anywhere in the world.

This is the option for principals who have land, have a contractor they trust, and simply need engineering they can rely on. The drawings are complete — your builder takes them to ground without modification.

One-hour engineer consultation

Direct session with our structural engineer to adapt the drawings to your site conditions, local code, and soil type.

Tier II

TURNKEY
BUILD

You have the land. We provide everything else. Our New Zealand–based construction team handles the full build — from site excavation to final commissioning. You don't manage subcontractors, source materials, or coordinate timelines. We do.

Turnkey clients are typically building in New Zealand on existing rural properties, or on properties acquired independently. The engagement begins with a site assessment; we provide a fixed-scope proposal before any commitment is made.

What's Included

Site assessment and survey

Soil testing, geotechnical assessment, access evaluation, and preliminary site plan. Completed before any cost commitment.

Full construction management

Excavation, concrete work, waterproofing, internal fitout, mechanical systems. One project manager, one point of contact.

Materials procurement

All structural materials, waterproofing, mechanical systems, and internal specification items sourced and managed by us.

Commissioning and handover

Full systems commissioning, operations manual, and a structured handover session. Your facility is operational from day one.

NDA and full confidentiality

All crew members operate under confidentiality agreement. Site location and client identity are not disclosed.

III

Tier III

FULL
ACQUISITION

The complete service. You define your requirements — size, location criteria, budget, build specification. We handle everything else: site search, Overseas Investment Office compliance, purchase negotiation, and legal settlement. Our registered New Zealand solicitor manages the entire transaction.

Once title is held, our construction team begins. From first contact to receiving the keys to a commissioned underground facility — this is the engagement for principals who want a result, not a project to manage.

This tier suits clients seeking New Zealand as a long-term strategic position: a self-sufficient rural property with a completed, fully equipped underground facility beneath it. The above-ground property is yours to use, let, or hold as a sovereign asset.

What's Included

Property search and suitability assessment

We identify candidate sites against our criteria: water access, soil conditions, defensible topography, infrastructure, and your specified location preferences.

Legal handling — OIO to settlement

Our registered New Zealand solicitor manages all aspects of the purchase: OIO consent applications, contract negotiation, due diligence, and title transfer. Structured through trusts or legal entities at your discretion.

Full turnkey construction

Everything in Tier II — site assessment, excavation, construction, fitout, commissioning, and handover — on the acquired property.

Sovereign asset delivery

You receive freehold title to a New Zealand rural property with a commissioned, self-sufficient underground facility. No ongoing obligations to us.

Strict end-to-end confidentiality

NDA from first contact. All parties — legal, construction, and supply chain — operate under binding confidentiality. Client identity and property location are never disclosed.

Overseas Investment

Non-residents purchasing rural New Zealand land above 5 hectares require Overseas Investment Office consent. The process is established and consistently applied. Our solicitor manages the application and has experience with international principals of multiple nationalities. Most applications proceed without complication where the investment meets the benefit test.
