Site Requirements

The Citadel requires a minimum 400m² site clearance and stable ground capable of supporting excavation to 6m. Site-specific soil testing is recommended. Your included consultation covers site assessment methodology.

Any qualified contractor worldwide. The license is not restricted by geography. The engineering drawings are designed to be adaptable — your included 1-hour consultation with our lead engineer helps you translate the specifications to your local building code and site conditions. We've had Citadel builds completed by contractors in the US, Australia, the UK, and across Europe.
You receive the right to construct one structure based on The Citadel design, anywhere in the world, once. The plans are yours to use with your chosen contractor. They are not transferable to a third party and may not be used for a second build without an additional license. Additional build licenses can be purchased at a reduced rate.
Moderate customization is achievable within the licensed plan — interior room configurations, finish specifications, and MEP equipment selection are all yours to specify. Structural changes (moving load-bearing walls, changing the footprint) require a separate bespoke commission. Your consultation covers what's possible within the plan without triggering a re-engineer.
The Citadel includes a designed positive-pressure air handling system with HEPA + activated carbon filtration, an overpressure system to prevent external air infiltration, and a dedicated decontamination anteroom with blast door on entry. Specific equipment (filtration units, blowers, sensors) is not supplied — the drawings specify performance requirements and spatial provisions. Your contractor sources to spec.
Build duration depends heavily on contractor, site, and access. For reference, our New Zealand builds of The Citadel have ranged from 14 to 22 months from ground-breaking to commissioning. Major variables are excavation and concrete work. MEP installation and fit-out follow the shell and typically add 4–6 months.
Completely. Every engagement is covered by our standard NDA from first contact. We do not publish client names, locations, or project details. Payment can be structured through legal entities or trusts at your discretion. We have worked with principals who require the strictest operational security and can accommodate any privacy requirement.
